An urgent repair is a repair that requires prompt attention because it meets the definition of an urgent repair under Victorian rental legislation.

Renter Resource FAQ's
How do I report maintenance?
All non-urgent maintenance requests should be lodged through Tapi.
Please Note: Oslo Property is a cashless office and does not have EFTPOS facilities available.
Routine inspections are carried out to check the condition of the property and identify any maintenance requirements.
A routine inspection can take place after the first three months of your rental agreement and generally no more than once every six months.
You will receive written notice before an inspection.
You do not need to be home for the inspection. If you have pets, please ensure they are safely secured before we attend.
If you would like to keep a pet at the property, you must submit a Pet Request Form.
A separate request is required for each pet.
Your request will be considered in accordance with Victorian rental legislation. The Residential Rental Provider has 14 days to respond to a pet request.
Each renter named on the rental agreement will be provided with the required keys and security devices at the commencement of the tenancy.
If you require additional keys, remotes or access devices, please contact your Property Manager. A reasonable fee may apply for additional devices requested by the renter.
Please contact our office during business hours for assistance.
If you are locked out outside of office hours, you may need to arrange a locksmith at your own cost.
What should I do if I accidentally damage something?
Accidents can happen. If you damage something at the property, please notify your Property Manager as soon as possible and provide details of what has occurred.
We will assess the damage and advise you of the appropriate next steps.
What happens when my rental agreement ends?
As your fixed-term rental agreement approaches its end date, your Property Manager may contact you to discuss your intentions.
If both you and the Residential Rental Provider agree to continue the tenancy, you may be offered a new fixed-term rental agreement.
If a new fixed-term agreement is not entered into and neither party gives notice to end the tenancy, the rental agreement will generally continue as a periodic agreement.
If you wish to leave at the end of your fixed-term agreement, you must generally provide at least 28 days’ written notice.
What if I need to move out before the end of my rental agreement?
Sometimes circumstances change and you may need to move out before the end date of your fixed-term rental agreement. This is known as breaking your rental agreement.
If you need to end your rental agreement early, please contact your Property Manager as soon as possible. You will need to provide written notice of your intention to vacate and confirm your proposed vacate date.
If you break your rental agreement, you may be responsible for reasonable costs incurred by the Residential Rental Provider as a result of ending the agreement early.
These costs may include:

Rent: You may remain responsible for rent until the property is re-let or your rental agreement ends, whichever occurs first.

Advertising costs: You may be required to reimburse reasonable advertising costs incurred to re-advertise the property.

Re-letting fee: A pro-rata re-letting fee may apply based on the time remaining on your rental agreement.

Other reasonable costs: Other reasonable costs directly associated with re-letting the property may also apply, where applicable.
We will take reasonable steps to re-let the property as soon as possible. Once a new rental agreement commences, you will no longer be responsible for rent from that date.
Please provide your Property Manager with your proposed vacate date so we can discuss the process with you and arrange the necessary steps to prepare the property for re-leasing.
Can I find a new renter myself?
If you know someone who would like to rent the property, they are welcome to submit an application. They will need to complete our standard application and assessment process.
When will I get my bond back?
Your bond is held by the Residential Tenancies Bond Authority (RTBA) and is not held by Oslo Property.
At the end of your tenancy, the property will be inspected and the bond refund/claim process will be completed through the RTBA.
Your bond cannot be used as payment for your final rental payment. Rent must continue to be paid in accordance with your rental agreement.
What is a Condition Report?
A Condition Report records the condition of the property at the beginning of your tenancy. It provides an important record of the property’s condition and may be used when assessing the condition of the property at the end of your tenancy.
You will receive a copy of the completed Condition Report at the commencement of your tenancy.
Please carefully inspect the property and report any inaccuracies or additional items you believe should be recorded within the required timeframe.
We recommend taking your own photographs when you move in and keeping them with your copy of the Condition Report.
Are my belongings covered by the Residential Rental Provider’s insurance?
No. The Residential Rental Provider’s insurance does not cover your personal belongings.
What is a final inspection?
After you have given notice to vacate, your Property Manager will arrange a final inspection of the property.
The property will be assessed against its condition at the beginning of the tenancy, taking into account fair wear and tear.
We will also check that the property has been appropriately cleaned, maintained and returned in accordance with your rental agreement.
If any items require attention, we will advise you so you have an opportunity to address them where appropriate.

Your Property Manager can provide guidance regarding services commonly required during your tenancy, including cleaning, gardening, carpet cleaning and pest control.

If the renter wants to change a lock at the property, they will be responsible for organising and paying for the change. But they must get the rental provider’s consent first. If the property is listed for sale during your tenancy, your Property Manager will provide the required notices and information regarding access and inspections.
